Did you know one hedge fund quietly spent $670 million buying up Brickell before most of Miami noticed? Or that office space there now rents for more than $100 a square foot, the same league as Manhattan?

This is the story of how a single move from Chicago rewrote the price of Miami real estate. If you’re weighing a Miami investment property or a pre-construction condo, it’s the part of the market most people never see.

The quiet $670 million buy

In the spring of 2022, a set of anonymous LLCs started buying waterfront blocks in Brickell. By the time the paperwork was traced, Ken Griffin’s Citadel had assembled roughly four acres of Miami’s financial district, including a record $363 million for a single bayfront lot. Then he announced he was moving the whole firm down from Chicago.

That one decision did more for Brickell than a decade of glossy marketing ever could.

Why one hedge fund mattered

Citadel isn’t a boutique. It runs around $66 billion, and its founder is worth tens of billions. When a firm like that plants its global headquarters in your neighborhood, it sends a signal money managers read instantly: the smart capital is going south.

Griffin is backing it with concrete. His planned Citadel tower at 1201 Brickell Bay Drive, designed by Foster + Partners, is approved to reach 1,049 feet, Miami’s height ceiling, at a cost of about $2.5 billion. Originally pitched with a hotel, the plan was reworked in 2026 into a pure office headquarters of roughly 1.7 million square feet, and site work is underway. When it tops out, it’ll be one of the tallest towers on the East Coast outside New York. Not bad for a guy who left Illinois over taxes and, by his own account, hasn’t looked back.

The domino effect

Citadel was the anchor. The wave came after

JPMorgan doubled its Brickell office at 1450 Brickell to 160,000 square feet, adding room for 400 more employees on top of the 500 already there. Goldman Sachs expanded its Brickell footprint. Thoma Bravo took space at 830 Brickell, the tower where Citadel first landed and where asking rents have hit a stunning $200 per square foot. Microsoft and Banco Master signed on there too. In early 2026, Palantir moved its headquarters to the Miami area from Denver.

Add it up and you get a real cluster, the thing economists say you can’t fake. Miami has been one of the fastest-climbing financial centers on earth, jumping more than ten spots in the Global Financial Centres Index in a single year. People started calling Brickell “Wall Street South.” The nickname stuck because the math backs it up.

When office space costs this much, everything reprices

Here’s the part that matters for housing.

Brickell Class A office rents have climbed 74 percent since 2021 to an average of $102 per square foot, according to CBRE. That’s Manhattan territory. When a company pays New York rents for a Miami address, it’s betting the talent, the clients, and the money will be here for the long haul. That bet doesn’t stay in the office. It shows up in who’s buying condos, what they’ll pay, and how fast the high end moves.

The luxury numbers say it plainly. Across South Florida, sales of $1 million-plus homes hit 3,382 in the first quarter of 2026, up 22 percent from a year earlier. In Miami-Dade, million-dollar sales in May alone rose almost 15 percent. Over the past decade, the county’s average condo price has more than doubled. New branded towers in Brickell now price at $2,000 to $3,000 per square foot, numbers that used to belong only to the beach. The gap between Brickell and the waterfront is closing.

The capital was always going to follow

None of this happened in a vacuum. Miami’s resident millionaire population grew 94 percent between 2014 and 2024, one of the fastest jumps of any city on earth. The city is now home to roughly 40,000 millionaires and billionaires. Driver’s license swaps from New York and California into South Florida rose 16 percent in just the first half of 2026.

The engine under all of it is boring and powerful: Florida has no state income tax. For a high earner leaving New York or California, that swap can be worth a seven-figure raise without changing jobs. Griffin didn’t invent that math. He just made it fashionable.

So what does this mean if you’re buying?

Here’s my honest read. The corporate money and the wealth migration have set a floor under Brickell that isn’t going anywhere. But the day-to-day resale market right now favors buyers, with more inventory and longer selling times than we’ve seen since 2019. That’s a rare combination: strong long-term fundamentals and short-term negotiating room. If you’ve been waiting for a window in Brickell or Edgewater, this one is better than the headlines suggest.

That kind of timing is easy to miss from a distance and easy to act on with someone local. If you’re thinking about buying in Miami’s urban core, message Irina Velychko. She works Brickell, Edgewater, and Downtown every day and can tell you which buildings are actually worth the premium.

FAQ

Is Brickell a good place to invest in 2026?

The long-term case is strong: corporate demand, wealth migration, and record office rents all point up. Short term, the resale market favors buyers, with more inventory and room to negotiate. For many buyers, that combination makes now an attractive entry point.

Why are so many companies moving to Miami?

No state income tax, proximity to Latin American markets, and a growing cluster of finance and tech firms. Once Citadel, JPMorgan, and Goldman committed, others followed to be near the talent and clients.

Is Brickell more expensive than Miami Beach now?

For new branded condos, the two are converging. Pre-construction pricing in Brickell now reaches levels once reserved for the beach, driven by walkability, office demand, and limited ...
